Coaching the Next Generation: Why Experience Matters in Central Texas Ranch & Land Real Estate

After 30 years of selling ranches, land, and development opportunities across Central Texas, one of the greatest rewards in my career has become coaching the next generation. Before real estate, I was a coach — and that passion for teaching never left. Today, instead of sports, I’m mentoring young agents eager to learn what textbooks can’t teach: real-world land expertise.

Recently, I brought a young man along for a day on the job. We visited the tax office to work through several property tax issue for clients and then headed out to a development site to walk the land and evaluate the highest and best use of the property — a key skill in ranch and land sales that takes years to truly master. By the end of the day, he told me he learned more from hands-on experience than he ever did in a classroom.

That right there… that’s why I do this.

Why Mentorship Matters in Land & Ranch Real Estate

Selling ranches and undeveloped land in Central Texas isn’t just about acreage and fences. It’s about:

✅ Understanding local regulations and tax implications
✅ Navigating entitlements, utilities, and ag exemptions
✅ Evaluating future growth, zoning, and development potential
✅ Preserving generational wealth for landowners
✅ Helping buyers build their own legacy on Texas soil

These aren’t things you learn overnight — they come from decades of working the land market, walking properties, talking to county officials, and building relationships throughout the Hill Country and beyond.

Central Texas: A Growing Market That Requires Expertise

As development continues to push outward from Austin into areas like Dripping Springs, Georgetown, Marble Falls, Lampasas, and Burnet County, ranch and land sales have become more complex and more valuable than ever. Buyers and sellers need someone who understands:

  • Ag exemptions & transition planning
  • Development feasibility studies
  • Subdivision and entitlement strategy
  • Wildlife & recreational property value
  • Investment-backed land purchases

This is where experience — and mentorship — truly matters.

Leaving a Legacy in the Land Business

I consider myself not just a ranch and land specialist, but a steward of knowledge. Every year, we need more agents who understand the unique landscape of Central Texas: its heritage, its growth, and its future.

Coaching these young professionals ensures that our rural communities, landowners, and buyers get the service and protection they deserve for years to come.

Because in the ranch and land business, you’re not just selling property — you’re protecting a legacy.
